Currently there are 3 lots. 206 Wisteria- 40 X 103, 208 Wisteria- is 160 X 103, and 210 Wisteria- is 80 X 103. These lots will need to be consolidated to make them buildable, yet the most would be two lots. Currently only the middle lot 208 is buildable. This is in the R-4 zone, which requires a minimum of 10,000 sq ft building and the impervious coverage allows 35%. All 3 lots need to be consolidated, then subdivided to be able to create two buildable lots. If the subdivision was in the middle, then two lots would be created a total of 28,840 sq ft, and each lot subdivided would be 14,420 sq ft each, which would be a bi-right. Seller is asking $19,000 for each of the proposed lots two lots or a total of $38,000. Buyer would need to make this deal contingent upon getting the consolidation and subdivision at their expense.
